The building's main axis points north-south. This residential complex by GEBÖS has access balconies, the apartments have loggias and most of them are oriented to the west. In the ground area the building sits on pillars, opening to and enlarging the public space.

The floor plans on all levels provide a flexible room (between the apartments) that gives the opportunity to create different sized flats for varying usage for “generation-apartment” or flat share. All apartments as well as the garage can be accessed barrier-free. On the ground level room for special activities is planned: space for local business, a canopied area for residential actions, a youth play ground.

UMES ® (developed by DI Peter Schütz) is included as an energy concept. That means that all outside walls are highly thermally insulated with ecologically worthwhile materials covering the heat demand only by a controlled air conditioning with a ventilation rate of 0,5. The energy demand is minimised through assembling an “air well condenser”, solar cells and a counter flow heat exchanger, which results in a yearly thermal heat demand of 15kWh/m2. The necessary additional energy is covered by a central gas heating system.
